The sites are subject to building and landscape covenants to ensure that your investment and the environment are protected. The few existing baches along this coast are modest and built small-scale in order to harmonise with the environment and we want to ensure that that remains. And really lets face it, you come to a place like Tora to get away from those monstrosities that Aucklanders (and others!) seem to like to build whenever they get a patch of land by the sea.

The Karakas as investment: Consider the growth in return from coastal prices nationally, but more specifically, the exponential growth locally from sales of bare land from $40,000-$75,000 five years ago; $145,000-$185,000 only two years ago, to the current price of between $250,000-$300,000 plus. The most recent sales of land and building were ‘The Folly’ a small single bedroom basic cottage sold early 2007 for $365,000, and a converted double garage with sleepout which sold in September 2007 for $580.000.
