Design Layout Six sections in total sharing the same accessway off Te Awaiti Road. Building footprints are oriented with maximum views and privacy in mind relative to the undulating contour of the land. No further subdivision is allowed. The landscaping is based on the same values of ensuring privacy between lots whilst maintaining the maximum views and sun angles. Vegitation planting uses locally sourced plants such as Karaka, Taupata, and Ngaio, as well as other natives specific to this coastal environment: Toi Toi, Flax, Cabbage tree, Meuhlenbeckia, Kowhai, Kanuka and Native grasses. The existing tussock cover will be retained. Directly behind the building sites is a 15HA block of indigenous coastal vegetation, including an old stand of Karaka planted by Maori. Both are subject to QE11 covenant. Directly in front of the lots to the sea is a secure open space ensuring enduring uninterrupted views. |
